义顺核心地块或迎升级：电影城地段被看好发展商住综合体 Potential Redevelopment of Yishun Cinema Site into Mixed-Use Development Gains Attention
市区重建局星期五（5月8日）在政府宪报上公布对2025年发展总蓝图的修订建议，计划将位于义顺中（Yishun Central）的义顺电影城现址用途从原来的商业用地，改成底层含商业用途，总容积率（Gross Plot Ratio）为3.0的住宅用地。
The Urban Redevelopment Authority (URA) announced on Friday (May 8), via the Government Gazette, proposed amendments to the 2025 Master Plan. The revision plans to change the land use of the current Yishun Cinema City site at Yishun Central from commercial use to residential use with commercial use at the lower floors, and a Gross Plot Ratio (GPR) of 3.0.
瑞联（橙易—宜迪）集团首席研究与战略总监孙燕清受访时说，她预计位于义顺电影城原址的商住两用项目，将有约100个私宅单位推出市场。
Sun Yanqing, Chief Research and Strategy Director at R’Lien (OrangeTee & ETC Group), said in an interview that she expects the future mixed-use development on the former Yishun Cinema City site to yield about 100 private residential units when launched to the market.
