新加坡EC新政正式出台 Singapore Announces Major New EC Cooling Measures

新加坡最新推出的EC（Executive Condominium，执行共管公寓）新政策，2026年5月8日正式公布，力度非常大，被市场称为“EC降温新政”。核心目的是：
打击炒作、优先保障首次购房者。

Singapore officially announced major new policies for Executive Condominiums (ECs) on May 8, 2026. The measures are being described by the market as a significant “EC cooling policy.”

The core objective is clear:Curb speculation and prioritize genuine first-time homebuyers.

主要变化如下：

1️⃣ EC最低居住期（MOP）从5年延长到10年

2️⃣ 取消Deferred Payment Scheme（延期付款计划）

3️⃣ 首购族配额提高到90%

4️⃣ 新政适用范围

只适用于：

* 2026年5月8日之后招标的新EC地块（GLS）

也就是说：

已推出的EC基本不受影响

未来新EC全部按新规则执行

Key Policy Changes:

1️⃣ Minimum Occupation Period (MOP) Extended from 5 Years to 10 Years

2️⃣ Deferred Payment Scheme (DPS) Removed

3️⃣ First-Timer Quota Increased to 90%

4️⃣ Scope of the New Policy

The new rules apply only to:

* New EC land parcels launched for tender under the GLS programme after May 8, 2026.

This means:

Existing EC projects

* Largely unaffected

Future EC launches

* Will fully follow the new regulations
